where i live downtown was recently a fairly shitty house but some dude bought it and fixed it up really nice and now charges me way more than it used to be worth. what he did would be illegal under rent control. making things better is illegal under rent control. everything gets worse. also new housing stops being built under rent control. and current housing is not maintained or improved. landlords often totally abandon their property and it goes to shit or burns up. economists compare the effects of rent control to fire bombing a city.

Not to nitpick, but making things better won't become illegal, but it will be totally deincentivized (is that a word?). Socialism has no means for raising up those at the bottom, it can only tear down those at the top.

its essentially illegal in that recouping the expense of improvement is illegal. any improvement that would raise the rent never happens. true, the landlord could make a much nicer house as a way to bankrupt himself and ruin his own family.
